Affordable Housing Properties

Fountain Valley's Community Development Department offers programs to provide safe, sanitary, and affordable housing for very low- and low-income residents. HUD-subsidized rental housing is administered through the Section 8 Housing Choice Voucher Program and additional opportunities are administered through the programs listed below.

Prado Family Homes

Prado Family Homes is a 50-unit affordable development for primarily extremely low and very low-income families. Prado offers a Mid-Century Modern design with comfortable one, two, and three-bedroom apartment homes. Each apartment home features a kitchen with quartz countertops, vinyl plank-style floPrado BBQoring, ceiling fans, spacious closets, some paid utilities, communal outdoor space, and more. There are 50 tuck-under or carport parking spaces plus 44 uncovered spaces.

The development is comprised of four residential buildings, including one community building complete with property management and social services offices. LifeSTEPS, an independent, non-profit, social service agency, administers the on-site social services.

Liberty at Founder's Village

This 55 and older senior project was built in 2004 and is affordable to low and moderate income households for 55 years. The income restrictions and eligibility requirements are available in the Liberty Application Package (PDF). Potential buyers must complete all of the forms in theLiberty sign application package and provide all applicable back up documents to the city for verification of eligibility to purchase in the community.

Occasionally, these units come up for sale. Subsequent buyers must meet income eligibility and affordability criteria for the term of the affordability. The information below is being provided for information purposes only and includes pertinent application documentation and eligibility requirements.

Applications are only accepted when a unit is for sale. Therefore, we do not pre-qualify and do not keep a list of eligible applicants. Once a unit is available, the potential buyer must comply with all eligibility requirements.


City Owned Property For Sale

The City of Fountain Valley currently has no property for sale. Additionally, it is unknown if/when property will become available. Once property is available for sale, information will be posted on this page.

Fountain Valley Affordable Housing Database

In accordance with the provisions of AB 987, passed by the 2007-2008 California State Legislature, a database listing newly constructed and substantially rehabilitated housing units (PDF) which were developed or otherwise assisted with Low and Moderate Income Housing Funds, including units counted toward the agency's Inclusionary and Replacement Housing Obligations, is required to be posted for public review.
